We'll take care of everything else - from production to assembly!
1. Buy the project
Choose a house design from our Homes/ Offers section, verify its feasibility on your property, then purchase the design and obtain a building permit. You can count on our full support at every stage.
With the purchase of the project, you will receive four copies of the documentation. Each project includes certificates from designers from all disciplines confirming their qualifications and membership in the Professional Chamber, as well as a declaration that the project was prepared in accordance with applicable regulations and technical knowledge.
ADAPTATION BY A LOCAL ARCHITECT
It will be necessary to prepare a PZT (Planning Development Plan) and a foundation design. If necessary, we can provide formal and legal support and help select the right architect. We can also provide guidance on the building permit procedure.
PZT - Area Development Plan.
1) Adaptation of a finished project – who does it and how does it proceed?
The adaptation of a ready-made design to the conditions of a specific plot is handled by an adaptive architect, who takes full responsibility for all solutions implemented in the project. A regional specialist is most often chosen, as they are familiar with local regulations and site conditions.
TK Standart cooperates with local architects who have the appropriate qualifications and belong to the Chamber of Architects or Civil Engineers.
2) Duration and costs of project adaptation
How long does it take to adapt a finished project?
On average, it takes about 1.5 months, but this time may be longer depending on the specifics of the plot, development conditions or necessary changes to the design.
Adaptation costs include :
- purchase of a ready-made project,
- preparing its adaptation,
- possible creation of a map for design purposes,
- additional work resulting from the scope of changes you want to introduce.
The final price depends on the complexity of the modifications and the experience and reputation of the architect. Typically, it costs several thousand złoty.
After preparing the complete documentation - including the plot development plan, architectural and construction design (in paper form - 3 copies, or electronically), current geodetic map, technical connection conditions and technical design - the set should be submitted to the appropriate architecture department.
The office has up to 65 days to issue a decision on a building permit.
3) Significant and insignificant changes
The finished project is protected by copyright, so not every change can be made independently. Some modifications that are permitted without the author's consent are described in the documentation, but any changes beyond this scope require the written permission of the project's author.
The Construction Law (Article 36a) distinguishes between significant and non-significant changes.
Significant changes - e.g. those affecting the building's impact area, key parameters of the facility or its use - require another amendment to the building permit decision.
Minor changes – such as modifications to the arrangement of windows, doors or small architectural elements – are entered in the construction log.
It is best to make all changes before submitting the permit application to avoid additional formalities.

DOCUMENTS REQUIRED FOR ADAPTATION OF THE PROJECT AND FOR SUBMITTING AN APPLICATION FOR A BUILDING PERMIT
Extract and map from the Local Spatial Development Plan (MPZP)
The Local Development Plan is a document adopted by the municipality that defines the principles of development in a given area. It includes:
- land use,
- permitted types of development,
- house parameters (height, number of floors, building area),
- type and angle of roof slope,
- width of the front facade,
- rules for connecting utilities and permitted heating sources.
If your plot is located within an area covered by a local spatial development plan (MPZP), you will need to submit an application for an extract and a drawing from the plan , specifying the plot number. This document will determine what type of house can be built there and what requirements must be met.
Decision on Development Conditions (WZ)
A Development Conditions Decision is an administrative document issued by the municipal office that specifies the principles and parameters for development on plots not covered by the Local Development Plan. The Development Conditions Decision establishes, among other things:
- building line,
- maximum building area,
- width of the front facade,
- height of the building and its cornice or attic,
- roof geometry (angle of inclination, ridge height, slope layout),
- rules for connecting utilities.
This document is necessary to determine what kind of house can be built on a plot when there is no local spatial development plan in force.
Ensuring utility connections and sewage disposal
Providing access to electricity, water, sewage disposal, gas or heating networks is the responsibility of the relevant operators whose installations are located in the area of the plot.
It is important to obtain confirmation for both the target connections and the temporary power supply for the duration of construction, which will enable the entire process to be carried out efficiently.
Map for design purposes at a scale of 1:500 / A map for design purposes is obtained from the Surveying Department of the District Office. Architects need both a paper and digital version.
Geotechnical Opinion / Obtaining a geotechnical opinion requires drilling three boreholes to a depth of 4 meters into the plot. Ideally, the boreholes should be drilled at the corners of the future building. These points will be marked on the design map of the plot with the building outlined, which you will receive from us.
2. Outsource production and assembly
Sign a contract with TK Standart , and the entire construction of your home will be transferred to our factory. This saves you time, avoids deadlines, and gives you full control over costs and quality of construction.

From the moment you obtain a building permit, we'll produce all the components and begin assembly on your property within approximately three months . The process doesn't require your supervision—every step is carried out with factory-like precision, and installation is handled by an experienced team of specialists. 3. Leave the finishing work to us or finish it your way
In just about 2 weeks, you receive the finished shell - a solid house structure with insulation and a durable roof, made with factory precision.
