What types of homes does TK Homes offer?
We offer modern modular homes using timber frame technology (40–90 m²) and prefabricated homes (100–200 m²). All our designs ensure high energy efficiency, comfort, and rapid completion.
How long does it take from order to installation?
We deliver and assemble most homes within 12–20 weeks , depending on size, degree of customization, plot preparation and permits obtained.
Can I personalize the design?
Yes. Customers can choose from a variety of facades, roofing, window colors, and interior layouts within the available configurations. For our comprehensive modular and turnkey solutions, we also offer a selection of carefully selected kitchen and bathroom designs, including tiles, countertops, cabinets, sinks, faucets, and fixtures.
We have a dedicated design phase to help you fully customize your home to your needs and create your dream design.
Do your designs comply with local building regulations?
Yes. We work with local architects and provide each home with a complete set of drawings and documents necessary to obtain a building permit.
What guarantee do you provide?
We offer a standard 15-year structural warranty . You can extend the warranty by an additional 5 years for even greater peace of mind and confidence in the durability of your home.
Do you offer photovoltaic panels and heat pumps?
Yes. Depending on the home model chosen, we can integrate renewable energy sources such as photovoltaics and air-to-water heat pumps .
Can I see one of your houses?
Yes. We have show homes where we regularly hold open days .

Construction and Technology
What are your houses made of?
Our homes are constructed using high-quality timber frame technology, made from certified, sustainable wood ( FSC - wood from sustainably managed forests). This solution ensures strength, durability, and excellent thermal insulation parameters.
Is a timber frame house durable?
Of course. Frame houses have been used for centuries—both in residential construction and in modern, multi-story commercial buildings.
Modern wooden structures are exceptionally durable , resistant and energy-efficient , often surpassing traditional brick buildings in terms of thermal and acoustic insulation.
They're also easier to repair. In the US, over 90% of homes are built using this technology, and they last for generations.
What foundations are required?
- Modular houses can be assembled on pile foundations (foundation screws or concrete piles).
- Prefabricated houses are built on an insulated foundation slab , which ensures the stability and durability of the structure for years.
What does the DEVELOPER STANDARD standard include?
The house in developer standard includes a complete external structure with a facade, roof, and window and door joinery, as well as full electrical, water and sewage installations and a ventilation system with heat recovery.
The kitchen, bathroom, minor electrical installations and decorative finishes are not included in this standard.
Are your houses suitable for year-round living?
Yes. All TK Standart projects are fully insulated and designed to ensure comfortable use year-round in Polish climate conditions.
Finance and Process
Do you offer financing options?
We are not a financial institution, but we work with local mortgage advisors who help our clients find the best financing options available.
Do I need to own a plot of land before buying a house?
Owning a plot of land is very helpful, but if you don't have one yet, we can guide you through the process or recommend reliable partners specializing in plot sales.
What is the payment structure?
Payment terms are precisely described in the purchase agreement. The reservation fee secures the production date, and subsequent payments are made in stages according to the schedule.
Can renewable energy sources be financed along with the house?
Yes, in some cases, renewable energy options (e.g. photovoltaics, heat pumps) can be included in the financing package prepared by our partner advisors.
