In recent years, Poland has introduced solutions that significantly facilitate the construction of small single-family homes for private investors. Since 2022, it has been possible to build a house up to 70 m² without the need for a traditional building permit , paving the way for a much faster, simpler, and more affordable dream home.
What exactly can be built using the simplified procedure?
According to current regulations, you can apply to build a single-family house that:
- has up to 70 m² of building area
- it can be single-story or have an attic
- does not exceed two storeys
- it is detached and its impact is within the boundaries of the plot
- it is being created for the investor's own housing needs
The biggest change: you build faster and with less paperwork
The new procedure allows construction to begin immediately after submitting the application along with the required documents.
It is not necessary:
- building permit
- keeping a construction journal
- appointing a construction manager
What documents need to be prepared?
The investor must attach to the application, among other things:
- architectural and construction design
- plot development project
- map for design purposes
- declaration of the right to dispose of the property
- decision on development conditions, if the plot is not covered by the local spatial development plan
Important : in the case of planning permission for houses up to 70 m², the office has only 21 days to issue a decision - it is an accelerated process.
New investor obligations
If the investor does not appoint a construction manager, he must:
- sign a declaration that he/she takes responsibility for the course of work
- submit a declaration that he is building a house for his own needs
Declarations are submitted under penalty of liability, therefore the entire process should be carried out consciously and in accordance with the project.
Start and finish of construction
After submitting the application, you can start work immediately - you do not have to wait for the office's decision.
After construction is completed, the readiness for use is declared and the following is attached:
- technical design
- geodetic documentation
- declaration of area measurements
- declaration of compliance with the project
If the office does not raise any objections, the house can be used.
